When Does Insulation Actually Need to Come Out?

Most Naples homeowners don't think about their insulation until something forces the issue. Water got in. Critters moved in. The power bill keeps climbing and nobody can figure out why.

We remove insulation from homes across Collier, Lee, and Charlotte counties multiple times a week — it's one of the most common calls we get. We've been doing this in Southwest Florida since 2012, and we've learned to spot the difference between insulation that needs replacing and insulation that's just old but still doing its job. Here's what we tell homeowners.

1. Water Damage — The Big One Down Here

A roof leak during hurricane season, a burst pipe above the ceiling, persistent condensation from an undersized AC system — any of these can soak fiberglass batts completely. And wet fiberglass is actually worse than no insulation at all. It compresses, loses R-value immediately, and in Florida's humidity? Mold starts growing within 48–72 hours.

If your insulation got wet and wasn't professionally dried within two days, it needs to come out. There's no "wait and see" once mold takes hold.

2. Mold or Mildew Growth

Florida's humidity makes mold a constant battle — especially in attics. We've pulled insulation from homes in East Naples and Golden Gate Estates where the homeowner had no clue mold was growing two feet above their ceiling. The telltale signs: musty smell in certain rooms that won't go away, allergies getting worse for no apparent reason, or dark discoloration visible on the attic-side of your drywall.

You can't spray over moldy insulation. You can't seal it in. It has to come out, the cavity has to be treated, and then you start fresh with clean material.

3. Rodent or Pest Contamination

Rats, mice, squirrels, raccoons — they treat fiberglass batts like luxury bedding. They nest in it, urinate on it, and leave droppings throughout the material. We see this constantly in older homes near the Everglades fringe and in Bonita Springs neighborhoods that back up to preserves.

Pest-contaminated insulation is a genuine health hazard. Rodent urine soaks into fiberglass and you simply cannot clean it out. Hantavirus is a real risk with rodent droppings. Removal and replacement is the only legitimate fix — followed by sealing every entry point so they don't come right back.

4. Old, Settled, or Degraded Material

Blown-in fiberglass and cellulose settle over time. A lot. What was R-30 when it was installed 20 years ago might be sitting at R-12 today. We've measured attics in older Naples neighborhoods — Park Shore, Pelican Bay, homes in the Moorings — where the insulation had settled to barely half its original depth. Bare spots everywhere.

When insulation is visibly thin, compressed, or full of gaps, removal and replacement makes more sense than just blowing more material on top. Layering over degraded insulation traps moisture and creates uneven thermal performance across your ceiling.

5. Upgrading to Spray Foam

If you're making the jump to spray foam insulation, the old material has to come out first. Spray foam needs direct contact with the substrate — the roof decking, wall sheathing, whatever surface it's bonding to — to create a proper air seal. Spraying over old batts defeats the entire purpose. You end up with gaps, trapped moisture pockets, and reduced adhesion. It's one of the most common mistakes we see from less experienced contractors.

6. Renovation or Remodel Access

Running new electrical, adding recessed lighting, reconfiguring ductwork, structural reinforcement — all of these require cavity access. The insulation comes out, the work gets done, and then you have a choice: put the old stuff back (if it's in good shape) or upgrade while everything's already open. Honestly, if the walls or ceiling are already exposed, upgrading to spray foam at that point is the easy call.

Types of Insulation We Remove

Not all removal jobs are the same. The type of insulation in your attic or walls changes the equipment, timeline, and approach:

  • Fiberglass batts — The most common material in older Naples homes. Manual removal in sections. Dusty, itchy work but straightforward.
  • Blown-in cellulose — Settles significantly over time and loses R-value. Industrial vacuum extraction pulls it out efficiently.
  • Blown-in fiberglass — Less common, but we find it in homes built in the early 2000s. Same vacuum extraction process as cellulose.
  • Old spray foam — Rare, but it happens. Failed installs from other contractors, or foam that's cracked and separated. Removal involves scraping and grinding — more labor-intensive than loose-fill removal.
  • Vermiculite — This one requires extra caution. Vermiculite insulation, especially from the Libby, Montana mine (brand name Zonolite), can contain asbestos. We assess and test first. If asbestos is present, we refer to licensed abatement specialists before any removal happens. Don't let anyone disturb vermiculite without testing it first.

Our Removal Process — Step by Step

Insulation removal isn't glamorous. Here's what actually happens when our crew shows up:

  1. Inspection and assessment. We get into your attic or crawl space, identify the insulation type, check for hazards (asbestos in pre-1980 homes, mold growth, pest damage), and measure the area. This determines the approach and timeline.
  2. Containment and safety prep. We seal off the work area from your living space. With contaminated jobs, we use negative air pressure to prevent mold spores or fiberglass particles from circulating through your AC system. Our crew wears full PPE — respirators, Tyvek suits, the works.
  3. Removal. For blown-in material, industrial vacuum equipment sucks it directly into collection bags staged outside. For batts, it's manual removal in sections, bagged as we go. Both approaches are hot, dusty, physical work — especially in a Florida attic during summer.
  4. Debris and disposal. Everything gets bagged on-site and hauled to licensed disposal facilities. Contaminated material (mold, pests, asbestos) goes to specialized sites per Florida DEP regulations. You won't have bags of old fiberglass sitting in your driveway.
  5. Cavity inspection. Once the old stuff is out, we inspect the structure — checking for mold damage to the decking, moisture issues, structural problems, anything that should be addressed before new insulation goes in.
  6. Same-day reinstallation available. This is the part most people don't realize: we handle the full cycle. Remove the old material in the morning, install fresh spray foam, blown-in, or batts in the afternoon. One crew, one visit, done. No coordinating between separate contractors.

Why DIY Insulation Removal Is a Bad Idea in Florida

Can you technically remove your own insulation? Sure. Should you? We've been doing this since 2012 and we'd strongly suggest against it. Here's the honest reality:

  • Attic temperatures. SW Florida attics run 130-140°F in summer. That's not an exaggeration — we've measured it with infrared guns. Heat exhaustion and heat stroke are real risks, even for our crews who are acclimated to it.
  • Fiberglass exposure. Without proper PPE (a real respirator, not a dust mask from Home Depot, plus full body coverage), fiberglass particles get into your skin, eyes, and lungs. The itching alone will make you regret it. The lung irritation lasts longer.
  • Mold exposure without containment. Disturbing moldy insulation without proper containment spreads spores throughout your entire home via your HVAC system. You turn an attic problem into a whole-house problem, and the remediation that follows is a much bigger job than the insulation ever was.
  • Rodent droppings. Dried rodent droppings can carry hantavirus. Disturbing them without proper respiratory protection is a genuine health risk — not something to mess around with.
  • Vermiculite and asbestos. If your home was built before 1980 and has vermiculite insulation, disturbing it without asbestos testing is both dangerous and illegal under Florida law. This isn't a scare tactic — it's a real regulatory requirement.
  • No proper disposal method. You can't just stuff old insulation into trash bags and put it on the curb. Contaminated material especially requires licensed disposal. Most homeowners don't have the equipment or the permits.

What to Replace Old Insulation With

After removal, you've got a clean slate. For most Naples homes, here's what we typically recommend based on the situation:

  • Open cell spray foam at the roof deck — 5 inches minimum, which is what code calls for on an R-30 unvented attic. It air seals the deck and it handles Florida humidity well. This is the standard build on new construction and the usual upgrade after a full attic cleanout.
  • Closed cell spray foam for moisture-prone areas — R-6.5 to R-7.0 per inch. It acts as its own vapor barrier and it adds structural strength to what it's sprayed against. We use it in crawl spaces, exterior walls, and flood-zone properties along the Gulf. Three inches gets you to about R-19.5 to R-21.
  • Blown-in fiberglass for vented attics — the budget option, and it still works where air sealing isn't the priority. We target R-38. It's cheaper up front, it doesn't air seal, and it settles over time — which is exactly what puts a lot of these attics on our removal schedule in the first place.

Doing the removal and the reinstall in the same visit is the cleaner way to run it. The crew is already on-site, the attic never sits bare overnight, and you're not scheduling two contractors around each other.

The Florida Code Detail Most People Miss

Naples and the rest of SWFL sit in IECC Climate Zone 1. After a removal, there are really only two numbers that matter, and which one applies depends on how you rebuild the attic.

Foam at the roof deck for an unvented attic: open cell, 5 inches minimum, R-30. Blown-in over the ceiling for a vented attic: R-38. Those are the numbers to hold any contractor to. On new construction they show up on the Florida Form R405 energy calc. On a retrofit they show up as depth in your attic — which you can check yourself with a tape measure after the crew leaves.
