What we usually find when we open the hatch: blown fiberglass at the specified depth in the middle of the attic and thinner toward the eaves where the baffles end; insulation pushed aside by the AV installer, the security company or the HVAC tech who came after the builder; an attic hatch with no gasket; recessed lights and top plates that were never air-sealed. We measure depth in several places, scan the ceiling for the cold-air gaps, and give you a written scope that says which of those things your house actually has. If the attic is fine, we tell you it is fine. If you are inside the builder’s warranty period, ask them first — some items are theirs to fix. Both change the thermal boundary of the house, both usually need a Collier County permit and, in communities such as Maple Ridge, Del Webb Naples and The National, an ARC or HOA approval.
