Port Royal houses are custom builds on the water in 34102. Complex roofs with a lot of hips and valleys, walls of impact glass, outdoor kitchens, mechanical systems that were designed rather than picked off a shelf, and builders who will not let a messy crew back on the street.

In most of these houses the air handlers and the duct runs live above the ceiling. Foam the underside of the roof deck and that whole zone becomes conditioned space — the equipment stops working against attic heat, and the long duct runs a big custom floor plan needs stop being a liability. This is the single highest-impact move on a house like this, and it is the same logic we use everywhere else in Naples.
Closed-cell belongs where moisture control or racking strength is the reason: exterior walls, low walls, and hurricane-exposed assemblies. It is a legitimate product with legitimate uses. It is not a default, and a quote that puts it everywhere without saying why is a quote worth checking.
On a renovation or a post-storm re-roof, the original insulation usually has to come out first. Irma in 2017 and Ian in 2022 both left material in Collier attics that looks fine from the hatch and is soaked eighteen inches in. We pull it and bag it before new material goes anywhere near it.
On new construction we work to the GC's and the designer's schedule. Nobody here needs a salesperson standing in the foyer explaining why the expensive product is the right product. You get a written scope, a date, and a crew that hits it.
