On this completed Marco Island home, our insulation scope combined open-cell spray foam with fiberglass batts in specific wall and floor assemblies. The work was planned by area, with a separate material and coverage description for each part of the home.

For your project, the estimate should make these distinctions clear: which assembly is being insulated, which material is specified and what preparation is included.
Coastal conditions need a complete building plan
An insulation material is one part of a roof, wall or floor assembly. Air leakage, vapor movement and bulk-water intrusion are different issues. Closed-cell foam generally resists vapor movement more than open-cell foam, but performance depends on the product and thickness. Neither a coastal address nor salt-air exposure makes one material the automatic answer for every assembly.
Match the material to the assembly
Open-cell and closed-cell spray foam
Open-cell foam is generally less dense and more vapor-permeable. Closed-cell foam generally provides more R-value per inch and greater resistance to vapor movement. The specified product, thickness and assembly determine performance.
Blown-in and batt insulation
These materials may suit attic floors or framed assemblies. Existing coverage, available depth and access affect the proposed work. Compare the whole scope rather than treating one material as the answer for every building.

Is closed-cell spray foam the only option for an island home?
No. Product choice depends on the roof, walls, available depth, intended use and moisture-control design. Open-cell foam, closed-cell foam and other insulation materials have different appropriate applications.
Does spray foam protect the home against flooding or hurricanes?
Insulation is not a substitute for flood-resistant building design, structural engineering, roof repairs or drainage. Any product or assembly used for a specific performance requirement needs the appropriate documentation.
Can the home remain occupied during spray-foam work?
Discuss work-area restrictions, ventilation and re-entry before scheduling. The selected manufacturer’s instructions and the job conditions determine the plan; there is no single return time for every system.
