Why Bonita Springs Homes Need New Insulation
(Coastal Retrofits)
Insulation Contractor Bonita Springs FL — Coastal Homes & Retrofits
A lot of Bonita Springs was built during one of the biggest development booms Southwest Florida ever saw — the late 1980s through the late 1990s. If your home went up between 1985 and 2000, there's a real chance the insulation inside your walls and attic has been quietly failing for years. Not because it was installed wrong. Because it's just old, and because the Gulf Coast environment is genuinely brutal on building materials.
We're Ideal Insulation Inc., and retrofitting older Southwest Florida homes is a big part of what we do. We've been in countless Bonita Springs homes — Bonita Bay, Pelican Landing, Spanish Wells, Barefoot Beach, Bonita Fairways — and the insulation story in these communities is remarkably consistent. Original fiberglass from the Clinton administration is still sitting in those walls, slowly losing its battle against coastal humidity.
The Bonita Springs Insulation Problem Nobody Talks About
When those homes were built in the late 80s and 90s, the builders were using the standard materials of the time. Fiberglass batts in the walls. Blown-in fiberglass or batts in the attic. It met code. It was fine — for a while.
Here's what happens over two to three decades in a Gulf Coast climate. Fiberglass insulation is made from glass fibers, and those fibers don't degrade. But fiberglass insulation's performance depends entirely on maintaining its loft — the tiny pockets of air trapped within the material are what actually do the insulating. When humidity gets into those pockets, when the material compresses over time, when condensation cycles cause moisture to move through the wall cavity repeatedly — that loft collapses. R-13 wall batts that were doing R-13 when they were installed might be performing at R-8 or R-9 by now. And you're paying for that gap every month in your electric bill.
The proximity to the Gulf makes this worse in Bonita than it would be in an inland Florida city. Barefoot Beach is right there. The back bays and tidal areas create an ambient humidity level that just doesn't let up. Salt-laden air carries moisture differently than dry inland air. Your home's building envelope is fighting harder here than it would be forty miles east.
What a Retrofit Actually Looks Like
People hear "insulation replacement" and picture a massive renovation. It's not. In most Bonita Springs retrofits, the project breaks down into a few targeted areas.
The attic is almost always the first priority. Attic insulation does the heaviest lifting in a Florida home because heat gain through the roof is the biggest driver of cooling load. We remove the old, degraded material — we do full insulation removal, not just pile new stuff on top of old — and replace it with either blown-in fiberglass or spray foam depending on your attic configuration and goals. If your attic has HVAC equipment and ductwork in it (which is common in these older Bonita homes), we strongly recommend converting to a closed cell spray foam application on the roof deck. That moves your HVAC system inside the conditioned envelope, which is one of the most impactful efficiency improvements you can make in a Florida home.
Wall cavities in existing homes are trickier. Blown-in insulation through small bore holes is one approach — you drill small holes in the exterior sheathing or interior drywall, inject dense-pack fiberglass or cellulose, and patch. It's less disruptive than a gut renovation but still gets insulation into walls that currently have compressed or settled material. During any significant renovation where walls are already open, we switch to spray foam for the performance advantages it brings.
Crawl spaces and stem walls are the third common focus area. Older Bonita homes often have partially encapsulated or entirely unprotected crawl spaces. Ground moisture from the water table — which is not deep in this part of Lee County — wicks upward and creates exactly the environment that breeds mold, attracts pests, and degrades structural wood members. We encapsulate these spaces properly, seal the band joists, and eliminate the moisture pathway.
Pelican Landing, Bonita Bay, and the Premium Community Factor
A lot of the homes we work on in Bonita Springs are in established gated communities — Pelican Landing, Bonita Bay, Spanish Wells, Bonita Fairways. These aren't starter homes. They're well-maintained properties where the owners care about comfort, energy performance, and protecting asset value.
Insulation is one of those hidden systems that nobody thinks about until something goes wrong — or until they get a home energy audit and realize why their electric bills are so much higher than their neighbor's similar-sized house. We've had customers in Pelican Landing tell us they'd lived there for fifteen years without ever thinking about insulation. Then they had it assessed and found they were working with the original 1993 installation.
Retrofitting a well-maintained Bonita Bay home isn't a crisis situation — it's a straightforward improvement that pays back in reduced cooling costs and improved comfort. Better attic insulation means your HVAC doesn't cycle as hard to maintain temperature. It means your second floor doesn't turn into a sauna in August. It means the rooms on the west side of your house don't feel five degrees hotter than the rest of the home at 4pm.
For the Barefoot Beach and coastal properties with the most direct Gulf exposure, the benefits of proper insulation are even more pronounced. Salt air and direct sun exposure on the building envelope are brutal, and every gap in your insulation system is an energy loss.
Spray Foam vs. Fiberglass for Older Bonita Homes
We get asked this a lot. The honest answer is: it depends on the application and what you're trying to accomplish.
For existing wall cavities in a retrofit (where you're not opening up the walls), blown-in fiberglass dense-pack is often the most practical approach. It fills the cavity completely, improves both thermal and air sealing performance, and doesn't require wall demolition. Spray foam in wall cavities typically requires open access, which means a more significant renovation scope.
For attics, spray foam on the roof deck is the premium solution — especially if you have HVAC equipment up there. It creates a conditioned attic that eliminates the temperature extremes that duct systems in unconditioned attics have to work against. It also completely seals air infiltration, which is often as big a problem as the R-value deficiency in older homes. Blown-in fiberglass on the attic floor is the more economical approach and still a dramatic improvement over degraded 30-year-old material.
We install all of these systems. We don't sell you on spray foam for everything because we stock spray foam. We look at your home, understand your goals, and recommend what actually makes sense for your specific situation and budget.
FPL Preferred Contractor — What That Means for You
Ideal Insulation has been an FPL Preferred Contractor since 2013. Bonita Springs is FPL territory, which means the rebate programs FPL runs for energy efficiency improvements may apply to qualifying work we do in your home. FPL's programs have historically covered attic insulation upgrades and air sealing work — both of which are core parts of what we do in retrofit projects.
We'll walk you through what's currently available when we meet with you. Rebate programs change, eligibility requirements vary, and we want to make sure you know what you might be leaving on the table if you don't work with a qualified contractor.
Our Team's Capacity
We operate 9 trucks with 20 certified installers. In a market like Bonita Springs where there's consistent demand for retrofit work, that capacity means we can actually schedule your project in a reasonable timeframe. Our installers are trained and certified in spray foam application, blown-in insulation, and crawl space encapsulation. Spray foam certification matters — improperly applied foam is a real problem in the industry, and it's something we take seriously with every crew member we put in the field.
Frequently Asked Questions — Bonita Springs Insulation
How do I know if my insulation has degraded and needs replacement?
A few signs are pretty reliable. If your home was built between 1985 and 2000 and the insulation has never been replaced or upgraded, there's a high probability it's underperforming. Higher-than-expected electric bills — especially if they've crept up over the years — are a common indicator. Uneven temperatures between rooms, or a second floor that's noticeably hotter than the first, suggest attic insulation failure. In an attic inspection, you can physically see compressed, yellowed, or moisture-damaged fiberglass. Mold or musty smells in a crawl space almost always indicate moisture intrusion that's working its way through inadequate insulation. We offer inspections and can tell you definitively what's going on.
What are the signs of humidity damage to insulation specifically?
In fiberglass batts, humidity damage usually shows up as compression and discoloration — the material goes from fluffy white or yellow to a flattened, sometimes gray or brownish mat. In blown-in products, you see settling and compaction. If there's been any actual moisture intrusion (condensation cycles, minor leaks, or high ambient humidity over years), you can also see visible mold growth on or around the insulation. In wall cavities, moisture damage is harder to see without opening the wall, but signs include soft drywall, staining at baseboard level, or a persistent musty smell in certain rooms. Gulf-adjacent homes in Bonita experience more severe humidity cycling than properties further inland — the difference is noticeable in how quickly insulation degrades.
What R-value does Florida require for insulation?
Florida's energy code has been updated multiple times since the original homes in Bonita Springs were built, and requirements have increased. Current Florida Building Code energy provisions for new construction require R-38 in ceilings/attics in Climate Zone 2 (which covers Collier and Lee Counties), R-13 in exterior walls for frame construction, and specific requirements for floor assemblies and crawl spaces. If your home was built in the late 80s or early 90s, there's a very good chance it was built to much lower requirements than today's standards — not because anything was done wrong, but because the code simply required less. Upgrading to meet or exceed current standards is one of the best investments you can make in an older Florida home.
Can upgrading insulation in an older home really make a noticeable difference in energy bills?
Yes — often dramatically. In Florida, cooling is the dominant energy expense, and the building envelope is the primary driver of cooling load. In a Bonita Springs home with degraded 30-year-old attic insulation, upgrading to current standards combined with air sealing can reduce cooling load significantly. We've had customers tell us their electric bills dropped noticeably after a retrofit project. The exact results vary by home — construction type, existing duct leakage, window efficiency, thermostat habits all play a role. But for a home that's never had its insulation upgraded since original construction, the improvement is almost always meaningful.

Open Cell vs. Closed Cell:
What's Right for Your Home?
Open Cell Spray Foam
What We Install & Where
Attic Insulation
Your attic is where most energy loss happens. We spray foam the underside of your roof deck, creating a conditioned attic space. This keeps your ductwork cool and drops your home temperature by 5-8 degrees.
Wall Insulation
For existing homes, we can inject foam through small holes. For new construction or renovations, we spray directly onto wall cavities before drywall goes up.
Crawl Space Encapsulation
Florida crawl spaces are moisture nightmares. Closed cell spray foam seals them completely, preventing mold, mildew, and pest problems.
Garage & Workshop Insulation
Turn that hot garage into usable space. Spray foam can make your garage comfortable year-round.
