Why Sanibel Rebuilds Need Spray Foam
(Post-Hurricane Ian)
Insulation Contractor Sanibel & Captiva FL — Rebuild Stronger After Ian
If you're rebuilding on Sanibel or Captiva after Hurricane Ian, you already know the drill — everything has to be done right this time. We've been insulating homes throughout Southwest Florida since before Ian hit, and we've spent the last couple of years helping homeowners on these islands rebuild smarter than before. We're Ideal Insulation Inc., and we've got 9 trucks, 20 certified installers, and we've been an FPL Preferred Contractor since 2013.
These islands are unlike anywhere else in Florida. Salt air is relentless on building materials. Storm surge doesn't just flood your floors — it soaks into walls, saturates insulation, and creates the perfect conditions for mold to take hold. If your rebuilt home doesn't have the right insulation system from day one, you'll be fighting moisture problems and sky-high FPL bills for years. We're here to make sure that doesn't happen.
What Hurricane Ian Changed for Sanibel & Captiva Rebuilds
Ian made landfall on September 28, 2022 as one of the strongest hurricanes ever to hit Southwest Florida. The damage on Sanibel and Captiva was catastrophic — the causeway was severed, homes were flattened, and the storm surge reached levels nobody had seen in living memory. Most of the island essentially had to start from scratch.
That reset — as painful as it's been — created an opportunity. New builds now have to meet the Florida Building Code 8th Edition, which sets significantly stricter standards for energy efficiency and wind resistance than what most of those older homes were built to. If you're going through the rebuild process, you're not just putting your home back together. You're building something that should last another 50 years on a barrier island that will face more storms.
Closed cell spray foam is the single most important insulation decision you can make in a rebuild like this. Here's why it matters so much on Sanibel and Captiva specifically.
Closed Cell Spray Foam: Built for Barrier Islands
Closed cell spray foam does three things that other insulation products simply can't match in a coastal environment. First, it creates a genuine air and moisture barrier — not just an insulation layer. When spray foam cures against your roof deck or wall cavity, it expands and seals every gap, crack, and penetration. Salt-laden air and humidity have nowhere to get in.
Second, closed cell spray foam adds structural rigidity to your framing. This isn't marketing language — it's documented in structural engineering literature. When you apply closed cell foam to your roof deck, you're literally gluing the roof assembly together. For elevated homes on Sanibel, where wind uplift is a real engineering concern, that added racking strength matters.
Third, it handles the kind of incidental moisture intrusion that's inevitable on a barrier island. If water gets in during a storm event, closed cell foam doesn't absorb it, sag, or become a mold farm. It dries out. Your fiberglass batt from the old house? It would've held that moisture like a sponge. That's not what you want rebuilt into your walls.
Serving Every Neighborhood on Sanibel & Captiva
We work all over both islands, and we know the specific conditions each area presents. The East End of Sanibel took some of the worst surge damage — those homes closest to the causeway are being rebuilt from the slab up in many cases, and we've done quite a few of those projects. West End homes and properties near the Dunes and Blind Pass area were also severely impacted and are in various stages of reconstruction right now.
Over on Captiva, the South Seas area and Captiva Village represent some of the most unique rebuilding challenges on either island. These are high-value properties — many well over a million dollars — with elevated foundations, complex roof lines, and the expectation of a finished product that performs at a luxury level. We treat every one of these projects that way.
We cover ZIP codes 33957 (Sanibel) and 33924 (Captiva). If you're in either of those, we can get out there for an assessment.
Elevated Homes and Spray Foam: A Natural Fit
Most of the rebuilt homes on Sanibel and Captiva are elevated — they have to be, both for flood zone compliance and because homeowners don't want a repeat of what happened. Elevated homes have a unique insulation challenge: the floor system. That exposed underbelly between the ground and your living space is essentially unprotected from the elements without the right insulation approach.
Closed cell spray foam applied to the underside of elevated floor systems creates a conditioned, airtight envelope that keeps your floors from feeling cold in winter (yes, Sanibel gets cool nights) and prevents moisture from migrating up from below. It also seals out pests — a real concern on the islands. We've done plenty of these and know exactly how to detail the transitions around pilings and beams so you don't end up with gaps.
Our Full Range of Insulation Services for Sanibel & Captiva
While closed cell spray foam is the star of the show for new builds and major rebuilds, we offer everything you might need for island properties.
Open Cell Spray Foam
Open cell foam is a great option for interior walls where sound dampening is a priority, or in certain attic applications where you want vapor permeability. It's softer, less dense, and expands more aggressively — filling every cavity with ease. On a rebuild, we'll often use closed cell in the exterior envelope and open cell on interior partition walls for a quieter, more comfortable home.
Blown-In Fiberglass Insulation
For attics that weren't completely destroyed and just need upgraded insulation depth, blown-in fiberglass is a fast, effective solution. We can get your attic up to the R-38 to R-60 range that Southwest Florida's climate calls for without tearing anything apart.
Insulation Removal
A lot of the homes we see post-Ian had contaminated insulation — soaked with storm surge water, full of mold, or just so degraded from decades of salt air that it wasn't doing much of anything anymore. We do complete insulation removal before any new installation. Don't let a contractor skip this step — installing new insulation over contaminated material is a recipe for ongoing problems.
Crawl Space Encapsulation
Even elevated homes can have crawl space-like areas that trap moisture. Encapsulation is the process of sealing those spaces with vapor barriers and, in some cases, conditioned air. On a barrier island, a sealed crawl space isn't optional — it's essential for long-term durability of your structure and your floors.
FBC 8th Edition Compliance — We Know What's Required
If you're pulling a building permit on Sanibel or Captiva right now, your project is subject to the Florida Building Code 8th Edition requirements for energy efficiency. That means meeting specific R-value targets for roofs, walls, and floors, as well as air leakage standards that older construction never had to think about.
We work closely with general contractors on rebuild projects and we understand what the energy code inspectors are looking for. Our spray foam installations come with documentation and we can walk you through what you'll need for your permit package. We're not guessing at this — we've been doing it for years throughout Lee and Collier counties.
Working with Your GC on Island Rebuilds
Most of the big rebuilds on Sanibel and Captiva are being managed by general contractors, and we're set up to work seamlessly as a subcontractor. We show up on time, we coordinate around the framing and mechanical schedules, and we don't leave a mess. On islands where material logistics are already complicated, you don't need an insulation sub that creates more headaches. We've earned a reputation as the easy sub to work with.

Frequently Asked Questions — Insulation on Sanibel & Captiva
What type of insulation is best for post-Ian rebuilds on Sanibel?
Closed cell spray foam is the gold standard for coastal rebuilds. It acts as both insulation and a moisture barrier, adds structural rigidity to your framing, and won't absorb water if there's future storm intrusion. For barrier island homes in flood zones, it's hard to argue against it.
Does closed cell spray foam meet FBC 8th Edition requirements?
Yes. Properly installed closed cell spray foam meets and often exceeds the energy code requirements in the Florida Building Code 8th Edition. We'll make sure your installation is documented for permit compliance.
Do you remove old contaminated insulation before installing new?
Absolutely — that's non-negotiable. Installing new insulation over storm-damaged or mold-contaminated material just traps the problem. We do a thorough removal first, then prep the area before any new product goes in.
Can you work with my general contractor on a rebuild project?
Yes, and we do it all the time. We operate as a subcontractor on larger rebuild projects across Sanibel and Captiva. We coordinate with GCs on scheduling and documentation and we're fully licensed and insured.
How far in advance should I schedule insulation for a new build?
As soon as your framing is close to complete, reach out to us. Spray foam goes in after framing and rough mechanicals, before drywall. Given how many rebuilds are happening simultaneously on the islands, the earlier you get on our schedule the better.
Do you service both Sanibel and Captiva?
Yes — both islands, all neighborhoods. East End, West End, Captiva Village, South Seas, the Dunes, Blind Pass — we cover all of it. Call 239.455.2002 to schedule.

Open Cell vs. Closed Cell:
What's Right for Your Home?
Open Cell Spray Foam
What We Install & Where
Attic Insulation
Your attic is where most energy loss happens. We spray foam the underside of your roof deck, creating a conditioned attic space. This keeps your ductwork cool and drops your home temperature by 5-8 degrees.
Wall Insulation
For existing homes, we can inject foam through small holes. For new construction or renovations, we spray directly onto wall cavities before drywall goes up.
Crawl Space Encapsulation
Florida crawl spaces are moisture nightmares. Closed cell spray foam seals them completely, preventing mold, mildew, and pest problems.
Garage & Workshop Insulation
Turn that hot garage into usable space. Spray foam can make your garage comfortable year-round.
